1 · What PropFolio Hub Is
PropFolio Hub is a free, invite-only, private-beta software tool built for licensed real-estate agents to present property listings to their clients. We are not a real- estate broker, mortgage broker, financial advisor, investment adviser, or legal advisor. We do not buy, sell, lease, or broker property. We do not arrange loans or provide regulated financial or legal services.
2 · Provided 'As Is'
The platform and all features (including AI-generated descriptions, investment theses, mortgage calculators, and brochure extraction) are provided on an "as is" and "as available" basis without warranties of any kind, either express or implied. We do not guarantee uninterrupted access, accuracy of AI outputs, or that the service will meet your specific requirements.
3 · Figures & AI Outputs Are Indicative Only
All prices, yields, CAGR projections, mortgage matrix figures, DLD fees, LTV percentages, and AI-generated investment theses are indicative and for illustration only. They are NOT financial, investment, mortgage, legal, or tax advice. You must verify every figure with a licensed advisor, your bank, and the official Dubai Land Department (DLD) records before making any decision.
4 · Agent Content Responsibility
Agents own all content they upload (property descriptions, images, brochures, prices, and any client data they enter). You are solely responsible for ensuring your content is accurate, lawful, and compliant with RERA advertising rules and UAE real-estate regulations. We may remove content reported to violate local law without liability or prior notice.
5 · Acceptable Use
You agree not to: (a) share login credentials or allow unlicensed persons to use your account; (b) upload false, misleading, or infringing content; (c) scrape, reverse-engineer, or attack the platform; (d) use the service for any unlawful purpose. Violation may result in immediate suspension or termination.
6 · Liability
To the fullest extent permitted by law, PropFolio Hub's aggregate liability is limited to AED 0 (zero dirhams) during the private-beta period. We are not liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of, or inability to use, the platform.
7 · Governing Law
These Terms are governed by the laws of the United Arab Emirates and the applicable Emirate (Dubai, unless otherwise stated). Any dispute shall be resolved exclusively in the courts of that Emirate.
